What You Need to Know About a Multi-level Commercial Water Loss in your Fayetteville Office

In a multi-level loss, there are several things you need to keep in mind. When multiple levels are affected, you can assume that the walls are going to be wet and water will travel to the floors below it. Once water has traveled down walls and penetrates subflooring, there needs to be mitigation done to stop the spread of the migrating water.

Once we get an idea of how many rooms and floors are affected, and know where the source of the damage is, we know where to start. A couple of years ago, SERVPRO was called on a job at Frisco – a dorm on the University of Arkansas campus. They had a water event from a frozen pipe that burst over winter break. The damage continued to spread down the levels of the building, but it also spread outwards, covering more of the walls below it. In this case, we began mitigation on the bottom floor and worked our way up.

When we go into a commercial property that has water damage, it’s important to identify the source. First, determine whether or not the water has been stopped. If not, then you will want to turn your water off using the emergency shut off valve.

Once our team goes in, we will determine how much equipment is needed for drying and extraction. At this point we will decide if there is any demolition that needs to be done from materials that will need to be replaced. After demo, we will then take moisture readings all over the home to tell where the moisture levels increase and what is baseline. By monitoring the moisture levels consistently, we will know as we go how the drying process is going, and if more drying time is needed.  

Next, we will extract as much of the water as possible using a truck mounted water extracting vacuum. Once we get as much of the moisture out as we can, SERVPRO will monitor the drying process and determine how long it will take the structure to dry. This is done using a math formula to gauge the amount of moisture, the amount of equipment and the materials of the structure. Once the SERVPRO team has dried out the structure, we will take another round of moisture readings to make sure everything that was wet, is now dry.

Even though it may sound like a straightforward process, there are many things that make each and every job very different. From the source of the water, to the part of your home it's in and the type of flooring, all play a part in your water loss. If the facility was entirely affected, examples of a Level 2 loss may include, but are not limited to, a small multi-family property, a midsize church or school, a small shopping center, a multi-tenant administration facility, or a midsize warehouse or manufacturing facility. A Level 2 loss can also be just a portion of a much larger structure.

Level 3 is a large commercial loss typically involving more than 60,000 square feet of affected floor space. The building or buildings involved will likely be large multi-level structures. If the facility was entirely affected, examples of a Level 3 loss can include, but are not limited to, a large church, hospital, school, or university; a large multi-family property; a mid- to high-rise retail or administration facility; a large industrial, manufacturing, or warehouse facility; or a large strip-style shopping center or shopping mall. This is the level at which it would be appropriate to refer to the project as a “large loss.”
